What Chicago housing means for plumbing

The Chicago bungalow, a one-and-a-half-story brick house, was built by the tens of thousands from about 1910 to 1940, and a ring of neighborhoods is still called the Bungalow Belt. Greystones, row houses with limestone fronts, line streets in North Lawndale, Woodlawn and Logan Square.

Hyde Park and Kenwood, near the University of Chicago, hold large older homes and vintage courtyard apartment buildings. Older buildings often carry a patchwork of cast iron, galvanized steel, copper and plastic pipe, joined wherever the last repair happened. Those joints are where slow leaks and stubborn clogs tend to begin.

Hard freezes are the big risk. Pipes along outside walls, in crawl spaces and near garage doors can split, and the leak often shows up only after the thaw. Most of the city has combined sewers, so a heavy summer storm can push water back up through basement floor drains.

Utilities, permits and licensing

Plumbers in Illinois are licensed by the Illinois Department of Public Health, which has an online license lookup. Work that changes piping, like moving a fixture or replacing a water line, usually needs a permit from the Chicago Department of Buildings, and the plumber normally pulls it. Billing and water quality questions go to the Chicago Department of Water Management.

Quick answers

My toilet keeps running. Is that urgent?

Not usually, but it wastes water and raises the bill. A worn flapper or fill valve is the usual cause, and it is a quick repair.

Is my neighborhood in Chicago covered?

Yes, as long as a pro is free. Chicago ZIP codes 60018, 60106, 60601, 60602, 60603 and others are in range, and that includes Hyde Park, Rogers Park, Bridgeport and Portage Park.

Why is my water pressure low?

It can be a clogged aerator, a partly closed valve, a failing pressure regulator or old pipes narrowed by scale. If the whole house is low, check with your neighbors and the water utility first.

How long do water supply lines last?

It depends on the material. Copper can last many decades, while older galvanized pipe tends to narrow and rust. Braided connectors under sinks and toilets are worth replacing every several years.

Not in a rush? Say so. Flexible timing can make it easier to find someone with an opening.
