Local rules to know

Before anyone opens a panel, ask for the electrician's license details and check them yourself. In California, licenses for electrical contractors come from the Contractors State License Board, and electricians working for them need state certification. New service or meter work in San Jose involves PG&E, with power supply from San José Clean Energy by default as well as the City of San José Planning, Building and Code Enforcement department.

The Hayward and Calaveras faults run along the east side of the valley. Willow Glen and the Rose Garden have many older bungalows and Spanish Revival houses. In short, water comes from San Jose Water, San José Municipal Water or Great Oaks Water, depending on the neighborhood, sewer service from the San José-Santa Clara Regional Wastewater Facility, and permits come from the City of San José Planning, Building and Code Enforcement department.

San Jose homes, up close

The Guadalupe River runs north through Downtown toward the Bay. Much of the city was orchard land that turned into tract housing from the 1950s through the 1970s.

San José is the largest city in Northern California by population. Additions and remodels often bring newer wiring into one part of a house while the rest stays original, so a full check helps. The Regional Wastewater Facility is one of the largest advanced treatment plants in the western United States.

Utilities here may shut off power during high fire-risk wind events, so backup batteries and generator hookups have become common requests. Cambrian, Blossom Valley and Evergreen are full of ranch homes with attached garages.

Before the visit

Clear a path to the electrical panel and label any breakers you already know.

Quick answers

Do you cover Almaden Valley and Alum Rock?

Pros we work with cover San Jose neighborhoods such as Almaden Valley, Rose Garden, Japantown and Blossom Valley, in ZIP codes 95002, 95013, 95110, 95111, 95112 and others. Apartment and condo jobs count too, so give the unit number and any buzzer or parking details. If nobody's available, we'll tell you.

Do I need a permit for an EV charger?

In most places, a new 240-volt circuit for a charger does need a permit. The electrician can tell you what your city requires and handle the paperwork.

Why does my breaker keep tripping?

Usually an overloaded circuit, a short or a ground fault. Unplug things and reset once. If it trips again with nothing plugged in, stop resetting it and call an electrician.

What makes San Jose a little different for electrical work?

Japantown is one of only a few remaining historic Japantowns in the country. The hills east of the city turn gold by early summer. Mineta San José International Airport sits just north of Downtown. Share what you know about your home when you book.

Where do permits come from in San Jose?

San Jose permits come from the City of San José Planning, Building and Code Enforcement department. Ask the electrician before work starts whether a permit applies to your job.
