Who handles what in New York City

Appliance repair is not a state-licensed trade in New York, so get the company's full name and a written estimate. Replacing a gas appliance hookup can involve a permit from the NYC Department of Buildings. Simple repairs inside the appliance usually do not.

Know your New York City house

Queens neighborhoods like Flushing and Jackson Heights mix garden apartment complexes, attached brick houses and detached homes. Hurricane Sandy in 2012 flooded basements and electrical equipment across Lower Manhattan, Red Hook, the Rockaways and Staten Island's east shore.

The city's Housing Maintenance Code requires landlords to provide heat from October 1 through May 31, with minimum indoor temperatures day and night. Narrow stairs and tight kitchens in older buildings make moving a fridge or range difficult, so repairing in place often makes sense.

Summer humidity makes fridges and freezers work harder. Dirty condenser coils are a common reason for poor cooling in July. Local Law 97 sets carbon limits for most buildings over 25,000 square feet, which has pushed many co-ops and condos to look at heat pumps and boiler upgrades.

Before the visit

Clear the area around the appliance so the tech can pull it out if needed.

Common questions

Can a tech fix my oven igniter?

Yes. Weak igniters on gas ovens are a common repair. Make sure the tech handles gas appliances. Gas oven igniters glow before the gas valve opens, so a weak glow can mean no flame.

How do I know if it is the outlet or the appliance?

Plug something else into the outlet. If it works, the appliance is the likely problem. A tripped breaker or GFCI outlet nearby is another quick thing to check.

Which parts of New York City can you help with?

Most likely. We cover St. George, Astoria, Park Slope and Washington Heights and other parts of New York City, across 10001, 10002, 10003, 10004, 10005 and others. If no one is available, you will hear that from us up front.

Will a repair void my warranty?

Check your warranty first. Manufacturer warranties may require an authorized servicer for covered repairs. Ask whether the company is an authorized servicer for your brand.

If you rent, a short written note to your landlord now can save a lot of back and forth later.
