Know your New York City house

The five boroughs hold more than 8 million people, and most of them live in apartments rather than single-family houses. In co-ops and condos, the board or managing agent often has to approve a contractor before work starts.

Brownstone and limestone row houses line blocks in Park Slope, Harlem and Bedford-Stuyvesant, many of them built in the late 1800s. In stacked apartments and row homes, drain lines are often shared, so a clog upstairs can surface as a backup downstairs. Mention the layout of the building when you call.

Freeze and thaw cycles stress older service lines and outdoor spigots. Shutting off and draining hose bibs before the first hard frost saves a lot of trouble. The city's Housing Maintenance Code requires landlords to provide heat from October 1 through May 31, with minimum indoor temperatures day and night.

What happens after you call

Who handles what in New York City

In New York City, plumbers are licensed by the Department of Buildings, and you can look up a master plumber license on its website. Work that changes piping, like moving a fixture or replacing a water line, usually needs a permit from the NYC Department of Buildings, and the plumber normally pulls it. Billing and water quality questions go to the NYC Department of Environmental Protection.

What to have ready

Before the plumber arrives, clear out the cabinet under the sink and make sure you can reach the main shutoff.

Questions from New York City residents

Why is my water pressure low?

It can be a clogged aerator, a partly closed valve, a failing pressure regulator or old pipes narrowed by scale. If the whole house is low, check with your neighbors and the water utility first.

Which parts of New York City can you help with?

Our network reaches Jackson Heights, St. George, Astoria and Park Slope and the rest of New York City (10001, 10002, 10003, 10004, 10005 and others). Whether a pro can come depends on their schedule, and we will let you know quickly either way.

Should I use chemical drain cleaner?

Use it sparingly, if at all. Harsh chemicals can damage older pipes and make the job riskier for the plumber who comes next. Tell them if you have already poured something in.

What should I tell the plumber on the phone?

Say what you see, where it is, how long it has been going on and whether water is actively leaking. A photo helps them bring the right parts.

Keep receipts and notes from the visit. They help if the same problem comes back.
